Pre-Listing Painting in Golden & the West Denver Foothills

Fresh, buyer-friendly paint, list-ready in about a week. Clear pricing, fast decisions, and a team that respects your listing date.

Why paint before you list?

Fresh paint is one of the most common pre-listing recommendations agents make, for a simple reason: it changes how a home photographs and how it feels in person. Scuffed walls, nail holes from family photos, bold kids' room colors and dated trim all signal "work to do" to buyers. A clean, consistent neutral palette does the opposite — it makes rooms look larger and brighter, lets buyers picture their own things, and makes listing photos look crisp.

We won't promise a specific return on investment; every market and house is different. What we can promise is a clear price up front, a defined schedule, and work that's ready for photos.

How pre-listing projects work

  1. Walkthrough. We meet you or your agent at the home, walk every room, and capture a 3D scan and measurements.
  2. Buyer-neutral palette. Instead of a fully custom plan, we usually recommend a streamlined palette: one main wall color, a trim white, a ceiling white, and at most one or two supporting colors — chosen for your home's light and fixed finishes.
  3. Fixed quote, fast. You receive a fixed price from measured surfaces, typically within a couple of business days.
  4. Paint. Most homes are painted in 3–6 days. We coordinate around stagers, cleaners, photographers and other trades.
  5. Ready for photos. Final walkthrough and touch-ups so the home is ready for listing photography.

Choosing buyer-friendly colors

"Neutral" doesn't mean the same beige everywhere. In the foothills, the strong, cool light can make some neutrals look gray and lifeless, and others look yellow. We look at each home's exposures, floors and countertops and pick a neutral that reads warm and clean in photos and in person. Our guide to paint colors for Colorado light explains the thinking.

Typical priorities for a listing:

  • Cover bold or very dark colors that limit buyer imagination.
  • Unify mismatched rooms into one consistent palette.
  • Refresh trim and doors, which show wear more than walls.
  • Patch nail holes, dings and hairline cracks.
  • Brighten ceilings in rooms that photograph dark.

The 3D tour bonus

Every walkthrough includes a Matterport 3D scan. For sellers, that scan helps us measure accurately and plan quickly. Share it with your agent for planning staging and furniture layout. If you'd like a post-paint scan for listing marketing, ask us — we'll let you know what we can do for your timeline.

For real-estate agents

We know listing dates are fixed and sellers are stressed. We'll communicate with you directly, send quotes to you and your client, and give you a specific schedule. If the home was built before 1978, we follow lead-safe work practices required by the EPA RRP rule — useful to know for your disclosures conversation; see our guide to painting pre-1978 homes.

We work throughout Golden, Lakewood, Arvada, Wheat Ridge, Applewood, Genesee, Evergreen and Conifer. Call or text (720) 784-8121 for a quick turnaround question.

Pre-listing painting FAQ

How fast can you get a home list-ready?

Most pre-listing projects are quoted within a couple of days of the walkthrough and painted in 3–6 days, depending on size and our schedule. Total time is often about a week.

Can agents book on behalf of a seller?

Yes. We can coordinate access with the agent and send the quote to both agent and seller.

What colors do you recommend for selling?

Warm, light neutrals that photograph well and let buyers picture their own furniture — usually one main wall color, a clean trim white and a flat ceiling white.

Can the Matterport scan be used for the listing?

The walkthrough scan is captured before painting, so it's best as a planning tool. If you'd like a post-paint scan for marketing, ask us — we'll tell you what's possible for your timeline.

Do I need the full Paint Plan to sell?

No. Many sellers choose a streamlined buyer-neutral palette with a free quote. The full Paint Plan is available if you want more guidance.
