A planned community with big rooms
Genesee was developed as a planned mountain community starting in the 1970s, and most homes date from the late '70s through the 1990s, with some newer custom builds. Expect open great rooms, vaulted or cathedral ceilings, lofts, large stair halls and lots of windows. Many have the original builder trim and doors, often stained oak or painted in a now-dated off-white.
Those big volumes are both the joy and the challenge. Tall walls and ceilings need staging, long sightlines show every color shift between rooms, and a paint color that looks fine on a chip can feel overwhelming across a 20-foot wall. That's why we mock colors up on photos of your actual rooms before committing.
Designing for view-facing light
At about 7,500 feet with wide-open exposures, Genesee homes get intense morning or afternoon light depending on orientation. West-facing rooms glow at sunset and can turn warm neutrals orange; east-facing rooms are bright early and flat by afternoon. Interior rooms and lower levels may get very little direct light at all.
The goal is usually to let the view be the star: quiet, sophisticated whites and neutrals in the main living spaces, a considered trim and ceiling color, and more character in the places where you can afford it — a dining room, an office, a powder room. Your plan lays out every surface, sheen and accent wall in one document.
HOA and home-sale considerations
Interior colors don't typically require HOA approval, but many Genesee owners are thinking ahead to resale. If you're preparing to sell, our pre-listing service focuses on buyer-friendly palettes and a fast schedule, and the Matterport 3D scan from your walkthrough can double as a listing tour.
- Cathedral ceilings and two-story great rooms
- Oak trim and doors converted to painted finishes
- Lofts, railings and long stair halls
